From October 2015, all private landlords are required to install working smoke alarms and in some cases carbon monoxide alarms. The Regulations will require a smoke alarm on every floor where there is accommodation and also a CO alarm in any habitable rooms with a solid fuel appliance.
Occupants without working smoke alarms are at least four times more likely to die in case of fire. Implementing these measure aims to prevent up to 26 deaths and 670 injuries every year.
Landlords, managing agents or other representatives must check alarms are working at the start of each tenancy, however, it is extremely important to note that regularly testing and replacement (if not working) during the tenancy agreement is completely the tenant's responsibility.
